Groundhogs and Real Estate


It’s that time of year! Our beloved national groundhog, Punxsutawney Phil (Full name: Punxsutawney Phil, Seer of Seers, Sage of Sages, Prognosticator of Prognosticators, and Weather Prophet Extraordinare) will emerge from his burrow to predict whether spring is imminent, or if we should buckle down another six weeks of wintery weather. Will Phil see his shadow? Will Phil not see his shadow? What’s the deal with this eccentric tradition, anyway?


And if Phil can predict the weather, is it possible that he can predict the Sedona real estate market, too? I believe he can! But first, a few details about this bizarre holiday.


Since the late 1800s, folks have gathered in Pennsylvania with great anticipation! After Phil’s prediction, sightseers would head over to Gobbler's Knob (I’m not kidding!) to dine on various tasty groundhog dishes and a local delicacy--groundhog punch! (Luckily the dining portion of the celebration has changed considerably.)


Because a groundhog hibernates in the winter and naturally emerges from his burrow as spring arrives, it makes sense that groundhogs are good prognosticators—but shadows really have little to do with it. February 2 is a perfect date for the festivities because it lies mid-way between the winter and spring solstices—an ideal time to dream of spring.


Now, let’s get back to the real estate question. Is it possible for Punxsutawney Phil to predict real estate trends in the Sedona market?


Sure! It’s really very simple. If Phil predicts an early spring, it seems likely that he’s predicting an early spring real estate market! And even if he predicts six more weeks of winter, it’s still time to prepare for the spring market. Buyers, get your pre-approvals ready. Sellers, let’s strategize about listing your home in 2023. Here’s the bold prediction: Phil is predicting a great spring Sedona real estate market whether he sees his shadow or not!
